Recently visited this venture in Isnapur. This is the residential plot venture from Aparna. I liked the venture especially because of prime location and excellent finish quality from the builder. Key takeaways: - Most reputed and reliable builder in Hyderabad: Aparna. Hence there is no documentation or litigation risk at all. Plus the quality of work is excellent. All plots have been leveled, plumbing and sewage connections, roads have been laid, and beautiful landscaping has been done. One can clearly see the difference between Aparna and other ventures in the area. - Location is excellent as Isnapur is growing leaps and bounds. The venture is just 3 km from ORR exit and 500 meters from the Mumbai highway NH65. There are apartment communities coming up nearby. Across the NH there is a large DMart warehouse which has plans to add an adjacent store in near future. - Industries in Isnapur are already moving out to farther Regional Ring Road. These industrial areas are planned to be converted into IT SEZ in future. This will make whole Patancheru-Isnapur area a prime commercial and residential area in future.
Aparna Avani is one of the best residential project in the Isnapur area. Some of the attractive features of the project at high level: 1. Peace of mind - As it comes from one of the best and trustworthy developer so there is no litigation on the land and it is pretty much safe and secure. 2. Connectivity - It is just around 200 metres from the NH-65 (Mumbai Highway). On top of that, it is just 4 KM from the existing ORR. And, next the regional ring road is already on the government's plan. Due to very good connectivity, it is just around 30 minutes drive from Gachibowli. 3. Educational Institutes - Well known institute like IIT Hyderabad is just 10 KM away and Gitam University is 4 KM away from the Avani project. Many more educational centers are there nearby. 4. Upcoming development - The stretch from Muthangi, Isnapur to Sangareddy come under a growth corridor so we can witness lot many changes happening there in that area. A lot of residential ventures coming there and slowly some of the industries will start moving from there. 5. Return on investment - As the project comes from a reputed builder so the investment is pretty much safe and it's going to fetch good return in next 2-3 years for investors and as it is going to be a very good residential area so people taking the plot here can happily build a house and stay.
Aparna Avani is very close to Bombay highway, close to ORR and near Isnapur city. The venture is a fresh look, branded company layout, no litigation and an excellent layout with full greenery. I like Aparna Avani Layout and facilities...
I give it 5 star as I see it is excellently placed location wise, Well connected as its close by ORR, Highlights of project include HMDA approved (Final approval also obtained), Mortgage plots also released and sold off, Everything underground (Power, water, sewage), Parks, club house, Water tank, Wide Metal roads, Solar fencing, Ready for construction, Brand Aparna, Appreciation for land price is very good.
Great location of property along the highway and close to ORR. Showing good price escalation. During the recent heavy rains while other ventures were inundated by floods, Aparna Avani did not have any water logging or drainage problem.Good quality development work done by Aparna.
Aparna Avani is best destination and very good investment opportunity. Very accessible location with great amenities.
